10 points in that range is fairly easy to do in a few months. Do you know why your score is that low? Any judgments you could clear up? Any problems starting to get older? Credit score repair for over 100 points takes some planning and time so in those cases it makes sense to pay someone to help you do it, but 10 points can often be done in a month or less on your own if you are going about it correctly.

Default 10 pts away from approved score.Would love to save money but don't want to mess up the process and set us back

what would be the correcct way to approach.......QUiken loans told us if not done correctly older judgements we could reopen them and make them current......

What they said about opening old judgments is ridiculous, they are not the ones who can reopen old issues. They could insist on including them in their underwriting to a degree, but if they did that you are highly advised to go elsewhere for your loan. Seems like they are doing some rather questionable things some of which may be borderline legal.

Used them once, with the option of telling to hit the road at no cost. The appraiser they sent out for a FULL appraisal gave me three business cards -- two of them for bars he worked at and he also kept telling me he did special events....

As you can guess the appraisal came in SUPER LOW -- like by about 75K, and all of a sudden we were going to have to pay a MUCH higher rate for a 5K HELOC.... I complained and they didn't care so I told them to hit the road.

Went local (and small bank) and got the best rate for a 50K HELOC.

Yeah -- I wouldn't use Quicken Loans.

Don't pay for a credit fix. If you have information on your credit report that is legitimately wrong you can contact the bureaus to clear it up yourself, it's not hard at all. If the detrimental items on your report are all legitimate you're just rolling the dice by trying to get them removed. Sometimes the creditors don't respond and you get away with it, but if they catch it you're screwed.

I agree with Tallysmom. If you really have $180K equity in your home and your income is steady and adequate to make the payments you should have no problem getting a local lender to loan you the money.

Have you checked with your original lender to see what they want for a HELOC? If you paid off the mortgage, they're probably willing to work with you.
