Lending money to friends and relatives

Gave a friend a break and lower rent in return of maintaining the property. Got it back pretty much trashed. Ended up spending 60k in renovation. It needed a renovation but it could of been cheaper by 20k . I guess when people go through divorce they really don't give a F

the other day I used my cash back credit card that gets me 3% cash back on gas when I was supposed to use the other card that gets me 5% cash back on gas.

I just thought of a bigger one. I got a new credit card with a $75 annual fee. if I spent something like $1k in 3 months, they reimburse that $75. I just assumed that I would cover that $1k and didn't pay close attention. I didn't spend the $1k and im out the $75 fee. I was pretty pissed at myself for that one.

Turning down a scholarship from the VA which would have paid for my schooling AND given me a $600 a month stipend while I was attending school, in exchange for working at a VA hospital for 2 years after I graduated....because I was afraid the hospital they sent me to work in would be too far from my boyfriend.

Instead we eventually broke up anyway, and I paid back student loans until I was in my 40's.

Declining medical insurance premium to be paid with pre-tax money by mistake.
It will cost me 800 bucks a year for doing that. Cannot change until next enrollment.

Never sign up for classes at a school that has commercials on during daytime tv. You will have a huge debt and the piece of paper will be worthless. Thankfully I figured out it was a scam pretty quick, but not before being out a good bit of money and time.

We bought a house in '06 for 400k
Sold for 330k after some decent upgrades. After realtor fees.....lawyer fees, etc. we were out over $100k in just 6 years.

People told us to sit it out, rent it (which would not pay for mortgage+taxes+insurance+maintenance), etc. but the reality is that by just dumping it, we could 1) save up quicker than it would ever appreciate and 2) mentally move on - look for new house, etc.

So the big mistake I think was buying a house that we didn't have a real long term future in, plus buying a house that had limited interest for other buyers (2 bedrooms, busy street) when it came to resale.
