FormsGuru or Socrates rental agreements (rent, sell)

Has anyone used these websites for rental agreements on a home? We are currently trying to sell our home, having no luck and have found someone to rent it to, but since we've done all this without a realtor I'd like to keep it that way, and do the agreement myself but don't want to mess things up! Thanks for any opinions (or any other resource....we're in NC)

We used the Socrates site. It is easy to use and you can type in your own terms. I don't know how well it would stand up in court if it came to that but it is something.
