I do actually agree with you on this - a few years ago people overlooked things like lack of closet space, living on a major road, etc.. but these days, in order to get a quick sale, if you have a few of those things that are not preferable - people will pass you by so you need to be priced accordingly. Sellers really should take those little flaws into account when pricing, because buyers are in the position to be VERY picky right now, and they are.

I have family in the Fairless Hills/Langhorne area. Its a great area, very family friendly, great schools, decent priced homes, safe and has a good sized Jewish community.

Buyers also have to realize that there is a point at which a house can no longer be dropped. many who do not have to sell are not going to take a loss or break even. there's no point. From what I've been seeing a lot of buyers are expecting way too much out the current situation. Philly was never Miami, prices were never that bad, so the crash isn't going to be as hard......yet many buyers don't seem to understand this. They are expecting $500k type of housing for $300K, and it's never going to happen. There are sellers out there who are crazy in what they are asking both in terms of way too high and even way too low. Seems like the wild west out there.
