Default advice on comparison of two parts of U City

looking for opinions about two blocks i'm looking at buying houses on (one or the other).
One is in the 4300 block of Baltimore ave., across from Clark Park.
The other is on 46th street between Walnut and Locust.
I like both houses- it's just a question of the appeal of the neighborhoods (crime, gentrification etc.). I'd probably be trying to rent to University people so I'd love feedback about which neighborhood would be more viable for that group of people.

43 & Baltimore would probably be more popular with the university crowd.

One big difference is that the 4300 block of Baltimore is in the Alexander school catchment, whereas the 46 th & Locust may not be (depending on the side of the street I guess).

I go to Drexel, and would point out that 43rd and Baltimore is a bit closer to schools. Better for trolleys also. 46th and locust tenants would have to walk a bit further to get to the Market-Frankford line.
Also, I'd agree more students would prefer 43rd and Baltimore location. Baltimore has more attractions just a few blocks down, whereas 46th and locust has a very sketchy pocket of a neighborhood directly west of it.
Also, Clark park has local farmers come in and sell their products sometimes. Always nice to have across the street.
Personally, as a student anyway, I'd definitely rent the place on Baltimore over the one on Locust.

(Hint: I own a house on the 4200 block of Baltimore Ave.)
