I am very interested to know of what Liberty and Brandywine have in store for there center city lots. 1919 Market, Cira and the ACC sites have potential to change the skyline. The Drexel plan is awesome. I remember at about 99 2000 or so 30Th street had a plan in the station for a second center city over the rail yards. It was a huge display. I thought Cira was the start of that. Does any one else remember that?

Riumor is ghe ACC site will be expanded space for Concast probably arounf 500-700 ft

I am trying to imagine what 1919 Market could be. With so much residential apartment development going on in that area. This could run the risk of over saturating the rental market if they build a high rise apartment building. A high rise is best use for this lot, weather market conditions make this feasible or not is a different story.

Scenario one:based on what brandywine payed for this space they could build a smaller mid rise building and still profit from it. If they did this I would hope that they retro fit for a much taller tower.

Scenario two: They could take the risky investment and build a high rise tower that is truly mixed use. Ground level retail, some office space floors, hotel floors and some residential apartments/condos.

In order for center city to grow its office sector. The city needs to expedite some real tax reform. Crack down on property tax delinquencies, property tax assessment reform, auction off city owned property and last but most importantly reform the cities business tax structure. Not doing this will jeopardize the cites current growth and revitalization.

I know that there's little chance that much of this past the immediate phase or so actually happening. But holy $hit. You have to at least admire the aspirations they have. And even if it isn't nearly as impressive, improvements to the campus allong JFK leading to 30th street are sorely needed and if they even look half as impressive as those renderings then they'll be doing just fine. I don't know how you can't be excited about University city's prospects.

That's definitely a little fanciful, but I do expect a lot of it to be built. The deck over the trainyard? Probably not. However given the ongoing projects, there ought to be a decent amount of development around Drexel. They're definitely aiming high, which is a good thing. It will bring a lot of activity over the river that's for sure.

Since its Electrified , building over the yard wouldn't be hard its done in parts of the Northeast , more so in Japan and Europe.

Not that it isn't possible... just incredibly implausible. I mean it technically could be done, that doesn't mean it's ever going to be. It would be prohibitively expensive to build a deck over the busiest rail corridor in the country to use as the platform for a whole bunch of structures like that. Especially when there's still open parking lots and vacant space all around the city. You would have to use up all that available land convenient first, and have a ton of demand left over to warrant that kind of a project. You would literally have to have nowhere else left to build.

Agreed, it is very expensive but it will happen at some point. Give it 20 years or less. The reason I say this that it is the best real estate in the city. The CBD is heading towards 30th street station and with UC becoming an extension of center city. The rail yard will increasingly become a donut hole. If I am not mistaken Amtrak owns the yard and they will see the potential for increased revenue. I could see a public/private partnership forming to develop the yard like at the navy yard. Potential partners could be the city, the state, amtrak, drexel, and one of the city's REITs most likely Brandywine or Liberty.
