You're welcome, Pine to Vine. I think that this thread needs a good dose of "what's come before" to temper grandiose plans for the future. Sometimes it's as simple as knowing that certain digs come with archeologists. In this latest case it's a matter of knowing a neighborhood dynamic. Chinatown isn't just a name for a collection of streets. It's home to people who watch out for the best interests of their neighborhood. They took on the city & won 2 generations ago. There's no reason to believe that history will not repeat itself if that community is threatened again.

They didn't win with the Convention Center, but they did manage to torpedo the idea of putting the Phillies' ballpark at 12th and Vine.

But as far as those parking lots are concerned, I'd think the community would welcome someone who proposed putting housing (especially the affordable variety) with street-level commercial/retail on them. Am I wrong?

I guess we'll see, at some point. If the buildings were mid rise with affordable apartments & affordable commercial space they might be thrilled. I wouldn't make any assumptions, though.

And, was it PPA or Parkway Parking, who wanted to put a garage there?

They only withdrew demo permits for the coffee house, the Warwick and funeral home are still pending.

And the PPA.

^mmm Philly's own Millenium Tower. So is this going to be across the street from the New Boyd Tower? Beautiful.

Yes. It will be L-shaped and encompass both the empty lot on Walnut and the Parking lot front 20th and Sansom across from the Shake Shack.

Is there any reaction from people who live on the square? I remember the outcry when 10 Rittenhouse was proposed for a variety of reasons. But that was about 10 years ago and since the "hole" on Walnut has been there so long people may just be grateful that something will happen there.

Guarantee someone will say it is too tall/dense for the area...
