Need help information about first time home buyer with no money down.
Hey,
I want to buy my first home in philadelphia and I would like to get information about purchasing a home with no money down with a FHA loan and programs such as Nehemiah. If anyone has been through the process can you give share with me your experience or even step by step information. Thanks!

Unfortunately most of those programs such as Nehemiah grant has all been suspended however there is a great company that has helped me and a large number of other first time home buyer with purchasing there first home. I suggest .. live within your means and start saving.
You might find someone desperate to sell who may finance, but, will still need cash to close and move.
These no money down deals are few and may be suspect.

There are no programs out there where you can get a mortgage with no money down. You can either find a lender that understands how to use the tax credit towards settlement or go PHFA which you can get $5000. towards settlement. No matter what you will need to come up with 3.5% down for a FHA loan. If you have any questions do not hesitate to contact me.

3-5% is probably the cheapest you can get a mortgage if your credit is good.
The days of 100% financing are gone.

Basically.You have to have super good credit to do that and with this person being a first time home buyer (most likely a young person) I doubt they have great credit.That comes with years and years of paying stuff off on time.
