$400-$500k isn't going to get you a lot of space in Center City. If you want to be around there and have 1400-1600 s/f you should really be looking south of South St. or north of Spring Garden to find the space you're looking for.

You could get a lot of house for your money in Passyunk Square - on the order of 2000 s/f and it has all of the amenities that you're looking for.

You certainly don't need a car to live between Girard & Oregon and at least out to 50th St. in West Philly . . . and while safety should always be in the back of your mind, to worry about getting home from work at 6pm in January is a little over done.

You could certainly get a lot of house in Mt. Airy for that kind of money but it doesn't sound like what you're looking for.

I would spend more time exploring South Philly, U. City, Fairmount, Northern Liberties, etc. before you make a decision.

You may want to check out the Lumberyard condos in Collingswood, NJ as well. You can get a new townhouse there for 400K, walk to the PATCO train and have shops/restaurants at your doorstep. You may have to drive to University City or transfer on the El. However, if you're looking outside of the core, it may be an option worth considering given that you want space.
