Phoenixville / Oaks
Does anyone have opinions about Phoenixville / Oaks area? I know of redevelopment, but property prices are moving downward, is this town yesterday's story or does this place have a good future? Anyone on this forum actually live there?

I lived a town over from Phoenixville, in East Coventry. Yes, property prices are down a bit, but you have to take into account the market is bad in A LOT of places. Personally, I think the area has a great future as it offers some country living while being close to bigger areas and I think a lot of people will want to return to that type of lifestyle. We actually moved to VA a few months ago and are selling our tonwhome in East Coventry and as much as I like VA, I will miss East Coventry...

Hello SamSmith..
I live very close to Phoenixville and would like to say that there is definatelly a future for this town. The main street is starting to become more classy in terms of a couple of new restourants being opened up, cafes and smaller stores to shop in. I do think it will take somewhat more time before it picks up pace completely. But since there are many global companies nearby I do not see why it would not grow. I would look at realtor dot com or other places for a reasonable buy. There are nearby towns such as Oaks, Collegeville, Audubon, Royersford, the more south is Exton, Malvern which all nice. Prices are down everywhere, so don't let that scare you. And like everywhere if you find a place that is a STEAL then it might be in a bad part of town, so be sure to work with a realtor who is knowledgeable so you can be sure to live in a safe area (which there are MANY!) Phoenixville is up and coming and the restaurant area is getting better, but there are still rough sections.
I've lived in Spring City and Royersford and both of them are nice places to live as well. They're up Rte 422 from the Oaks Exit and King of Prussia but you can also take Rte 23 through Phoenixville as an alternate route. Kimberton is next to Phoenixville and charming.
I'm not sure if you're looking to rent, buy, are single or have kids, etc. This area is great for families. For singles there's a cool loft building in Royersford called "Needleworks". They have a website.
There are pharmaceutical companies off the Collegeville Exit of Rte 422 (between Oaks and Royersford exit). After Royersford is the Limerick exit and then Sanatoga. New outlets just opened off the Sanatoga exit.

TravelSheila, I believe any confined, reused development in an area that has plenty of land is highly questionable, Needleworks is one of them, sounds like it started the building in the hyped constuction days, high priced, ideal for builders to make a stash of money. It would be another thing if this condo was in the middle of center city, where there are space contraints, but if I were to own one of these condos I would really be having sleepless nights wondering how I would sell it, are you a realestate agent?
