These boards have been a great starting point. Towns I have been looking at are Doylestown (know that is a bit longer of a commute), pheonixville, ambler, and skippack. We currently live in York, PA. I have two girls, 5th and 7th grade. I am looking for great schools (isn't everyone), community feel. Great place for raising a family. Libraries, community pool, a nice downtown. We would be looking for housing about $250-300,000.

I am open to other areas. I just want a nice, quaint place to live where people are friendly and there are plenty of restaurants, shopping and things to do. Commuting to Philly isn't necessary.

Wanted to add my daughters compete in swimming and the other is on a USA diving team. Swimming not too hard to find but would need to locate a diving team that wouldn't be an hour drive each way.

Oh god, thats in the middle of nowhere. You husband is going to spend most of his time driving everywhere. I had to look up Green Lane on a map because I never heard of it before. Its a 40 minute drive between Doylestown and Green lane on local roads...ew. But doylestown has a great downtown with a real sense of place and community. If you are thinking about living somewhere near 476. It tends to back up pretty bad head south towards Plymouth Meeting everyday... I hope you dont have to worry about rising gas prices like 2008 again.

There are any number of small towns within a 20-minute shot of Green Lane to choose from: Collegeville and Lansdale are the largest and have the downtown area you mentioned. Phoenixville or Ambler are a little more of a drive. Emmaus might be another town to look into.

I don't know much about the school systems, sorry!

I would forget about Doylestown - too far and relativley expensive given your price range. Check out Harleysville/Souderton and Towamencin/Kulpsville/Lansdale areas. Those are Souderton school district, which is good, and North Penn school district, which is probably a little bit better. North Penn has one of the best swimming programs in the state, so i'm sure their aquatic club has a very good diving team with USA diving. Towamencin Twp has a brand new outdoor community pool. Souderton has a good swimming program as well.

Schwenksville/Collegeville/Skippack (Perkiomen Valley SD) and Perkasie (Pennridge SD) might be other options, although i'm not very familiar with those areas or swimming/diving programs.

Thank you. All very helpful! I know I had never heard of green lane either being a pa resident my whole life! Definitely not goin to set up camp there I will look into those towns mentioned. Thankfully hubby will get a company vehicle. Hubby wanted to commute from Lancaster county, I imagine that would get old quick!

There's not much to the town itself, but Green Lane Park is definitely worth checking out, no matter where you live.

Green Lane is very nice; nice and quiet, close to the perkiomen trail. As mentioned North Penn has a good swim team and my son swims for Perkiomen Valley. We have been happy with the coaching and overall experience. Check out the PA ratings of schools; you will be pleased with the PV rating. Several good school districts in this area. I am a teacher so I keep an eye out for the area. Skippack is a quaint town nearby and there are outlets in the Limerick area for shopping and more shopping in the Collegeville area. Collegeville is pretty much in the middle of the hub as far as being easy to get to Phoenixville (another great artsy town) and being next to the 422 highway gives you easy access for commuting.

I think Phoenixville is the best of your choices. Biased I may be (A rising senior at Phoenixville), but I still feel it's right. Living here, I can tell you it has an amazing community feel with a great downtown full of shops and restaurants. It also has a public library next to Reeves park, where many events are held throughout the year. I think it will fall in your price range well. The school is fantastic (ranked slightly higher (839) than Perk. Valley (881) in the country link: America's Best High Schools - Newsweek and The Daily Beast ) and has a lot to offer its kids and is really stepping up its game in recent memory, offering more AP courses than ever before, and with students participating and passing them at a higher rate than ever. Phoenixville, Spring-Ford AP test scores, participation up - The Phoenix. The swim team isn't the best... but we have one, and we have the very nice Phoenixville YMCA for swimming facilities. The district also opened up a new middle school this last year. It's close to Valley Forge, King of Prussia, and Collegeville, which are major employment areas, but don't offer the same lifestyle one would find in Phoenixville, a very walkable town. I don't know anything about diving teams in the area however (I'm not a big swimmer), but I would bet there is one somewhere close... That's my opinion for you!

If you're driving to Green Lane, 422 is not an issue for the daily commute. And there are plenty of ways to avoid it.
