Hello everyone,

We recently moved to Philly from US west coast and look for buying a townhouse in Philly. Since one of us is working in CC, so we prefer to live close to train station. Other than that, safety is our first concern. School district is not our concern for now.

We did some research on line, but still have no idea about if east falls is a good area for us. We do find some nice townhouse close to Ridge Ave and W School Lane. We like the house but city data showed very interesting thing for that specific block which appears way different from surrounding area.

As another option, we are also looking for an apartment rental in Philly, close to train station and at the northwest area.

Any you suggestion is highly appreciated.

East Falls has great proximity not only to Center City but a huge chunk of the region. It is generally a very safe area that is stable and even growing.

Are you interested in the newer townhouse developments near Ridge and School House or something older?

Unless you have your heart set on new contruction, IMO it is more feasible and better value to buy something older in this neighborhood. The new development off Ridge also has half of the homes owned by low-income families and half market rate, which is something to consider. There doesn't seem be any difference in QOL though, which is a great thing and this maybe could be a model for other PHA sites in the future.

The new development...We went there once and mistakenly parked our car at a wrong place...Someone is very upset to us...The resident seems not very friendly there....

Parking can be an issue anywhere. But I'll reiterate IMO it makes more sense to buy something older in East Falls rather than the new construction available. It comes down to what is most important to you.

yeah, I think you are right, we like newer townhouse, not over 30-50 years old, but we are not necessary sticking to a brand new house...
