According to a report just issued by the University City District (UCD), an organization that was founded about two decades ago to promote and improve the part of West Philadelphia that contained the University of Pennsylvania, Drexel U., the University of the Sciences Philadelphia (USP) and the Restaurant School at Walnut Hill College. According to the report no less than $3 Billion dollars is being invested in real estate and new construction in UC.

In other parts of the country some people are complaining about a sluggish economy. University City is booming. Just in the last few weeks a dozen new restaurants opened. A 150 year old church on 40th Street by noted architect Samuel Sloan is being demolished to make way for, sad to say, retail shops.

Some of the new construction includes the 47 story 656' tall Cira Center South (will be the sixth tallest building in Philadelphia):



Just opened, Drexel's new Lebow Business School (12 stories - 32nd and Market):



The 27 story 3601 Market Street:



The 26 story mixed use building at 38th and Chestnut:



These are just a few examples. I'll try to post pictures of a dozen new projects including 3737 Market St., the new annex to The Hub on 40th and Chestnut, University Square and the new University Square extenstion,4224 Baltimore Ave., the strikingly ultra-modern Krishna Singh building at UPenn, and the renovations of older apartment buildings in the neighborhood.

In it's report, the UCD crowed: "homeowners in the neighborhood have seen the values of their properties triple since 2000."

University City is really becoming Philadelphia's Cambridge. I think the most exciting part is that these meds, eds and research institutions are facilitating some very promising discoveries that can be commercialized and create serious economic opportunities for the city.

Ground has just been broken for the new 24 story Drexel Tower at 34th Street and Lancaster Ave.

The project slated for 4224 Baltimore Ave, just east of Clark Park is still controversial because some residents believe this building (which is partially 5 stories and partially 10 stories) aggressively clashes with architectural vernacular of the surrounding Victorian residential neighborhood of Spruce Hill and Woodland Terrace where most of the homes were built from the 1860's through the 1890's. The criticism is not about the height of the building but more about the materials, shapes, colors and textures blending in more with the historical character of the neighborhood.

The hotel designed by AOS architects that got proposed & rejected (due to basically the same complaints) a couple of blocks up Baltimore (where it intersects Woodland) a couple of years ago was a lot nicer than this. I think Cecil Baker is losing it.

I met the guy. An architect I know praises him and says he did a good job on transforming a former office building in Washington Square West into a residential building. I found Baker to be arrogant.

wow, that proposed building on Baltimore ave is super ugly and does clash horribly with the neighborhood. Hope it doesnt go through. Im all for progress but its so much nicer whe its integrated well with existing structures
