Do you think Rittenhouse is already at critical mass as far as high class ultra dense residential living outside of manhattan goes? It seems most of the towers in between the park and city hall have been converted to residential or hotels at this point.

What about that plot of land across Walnut from the Episcopal Church? STILL vacant after all these years.

No, not quite there yet.

Unless something has changed the empty space on the 1900 block of Walnut St southside remains undeveloped.

The tower that is supposed happen on the SW corner of Chestnut isn't making any progress.

The Boyd Theater is still an eyesore.

There's still several lots undeveloped. The obvious one ON THE SQUARE. Half a block away at 20th and Walnut sits empty. 20th and Sansom, a half block further up? Empty. Half block off the square on Rittenhouse Square Streeet, vacant parking lot. 17th and Pine, parking lot. There are several others within a few blocks. Really the big culprits are the first 3 I mentioned above...though they may be vacant moreso as result of being owned by crappy development firms, and less market conditions.

Oh, and let's not forget the northeast corner of 15th and Chestnut. Ooooops - I forgot: a W Hotel is slated for that site.

I am really disappointed that Toll Brothers decided to withdraw from bidding on the lot at 19th and Market. That lot is screaming for a sleek glassy 600ft tall condo tower.

By critical mass I mean that it has effectively gone viral. It's become dense enough etc that it is going to reach a new rate of acceleration.
