Would someone pls. provide the Pennsylvania Statute and state the PA law on the early termination of a lease in PA, when the tenant must move due to job relocation greater than 50/60 miles from current lease location? Not in regard to Military or Federal Employee.

Thanks!!!

Having to switch to a job 50/60 miles away is not an excuse to break a lease without penalty. Depending on your landlord and lease but it's best to contact LL immediately and work something out.

PA has no such law. The only exceptions are Military, Unsafe Dwellings, and Violation of Privacy rights. You should have negotiated moving expenses with your new employer. PA landlords do not have to mitigate damages so you are on the hook for all rent until the end of your lease. Time to open negotiations with your landlord.

Thx. We have not entered into a lease. . . simply getting proverbial ducks in a row.

If your job has you relocate I think a place with a month to month lease is best. At most you could have to overlap rents 1 month.

Month to month leases are your best bet, as noted above.

Knowing that I'm going to leave Philadelphia at some point in the next few years, but not knowing when, and wanting to have flexibility about it, it's what I sought out. Can be hard to find though. What my landlord offers tenants is a one year lease which rolls over into a month to month lease - perhaps a little more common as it's beneficial to both parties.

You will probably find that privately owned buildings are more flexible with this - at least in my experience.

It should also be noted breaking a lease in Pa is one of the few situations where a judge can order wage garnishment to full-fill the agreement. Always found that odd since the same can not be done on a loan default.
