Hello. What would be a safe area for a single person to live who is going to work in the Malvern area? Need a place with rent lower than $1000. Thank you.

When are you moving? In the next month or two.

Where are you coming from? NJ

Why are you moving? Job!

Where will you be working? Malvern and Exton
Have you been here yet? Yes

Will you buy or rent? Rent.
If renting, are you looking for an apartment, a townhouse or loft? How much can you spend? Less than $1000 would be ideal
Do you prefer hi-rise or walk up? Walk up.

Do you have a preference of living in a NJ or PA suburb? PA. Defintely not NJ

Are you married or single? Do you have children? Single, no kids.

Do you have pets? A large dog (friendly)

Do you want or need a yard? Just a place to walk the dog

Are you keeping a car? Yes.

Do you prefer bustling activity or calm and quiet? Has to be safe. Low crime.

What do you want to be closest to? Doesnt' matter.

Do you want to live with people of a similar age, race, religion or sexual preference or do you prefer a diverse neighborhood? Pefer 20 somethings in age....and it must be safe..

Coke or Pepsi? Do either make a wine?

I'd focus between Exton, Downingtown, and Thorndale. If you are working in Malvern you can even take the SEPTA regional rail. The last stop is Thorndale. The farther out you go towards Thorndale, the less expensive it gets for apartments. Malvern is expensive. It is safe out that way, just stay away from Coatesville.

Since you want to be near 20-somethings and haven't said anything about commute time, I'd look at West Chester or Manayunk.

Manayunk absolutely, I'm not as familiar with WC pricing. She didn't specify house/apt but you absolutely can get a 1BR in Yunk for less than 1k.

OK, that's good info. Not trying to be contrarian, but the commute from Manayunk to Malvern would suck. West Chester would be a good option, but I don't know the rents there either. It is certainly more hip than Thorndale, or Downingtown, but you can always drive to WC for fun from a less expensive area.

Yeah she said she didn't care what she was close to and didn't say anything about commute which is why I threw Manayunk in there. It's safe and full of 20-somethings.
