North Hills & Adsley (Philadelphia, Glenside: new house, neighborhood, zip code)

Hello body of collective wisdom, otherwise known as CD Philadelphia,

I know this is very specific so I'm not anticipating a ton of responses, but does anyone know anything about the North Hills neighborhood in Glenside zip code (near Glenside borough)? It looks like a neat, older neighborhood with an interesting mix of houses, but some houses/streets look like they've seen better days. It does seem, however, that there have been a decent amount of house flippers making their way through, as I've seen some new houses listed with brand new updates.

Is this a neighborhood on the decline? On the rise? Staying steady (steadily awful or steadily wonderful)? As a reference it seems generally nicer kept than Ardsley, which is right across Jenkintown Road. Any thoughts on this area would be appreciated.
