Default Property taxes in Horsham and eastward

I'm contemplating a move down to Horsham, PA from north Jersey.

Naturally, being from Jersey, we are used to (and sick of) getting mauled by property taxes.

I was guessing that the taxes would be at least a little cheaper in PA, but when I looked up the Horsham Twp website, it said the tax rate on a $180,000 house is about $4k/year. That's only about $2k/year cheaper than I'm paying now on a house that is the same amount.


My question: Realistically, can I really expect to pay upwards of $12k/year in property taxes if I buy a $600k house in Horsham?

If so, are there any good towns to the east of Horsham that are a bargain? Bristol doesn't look much better either, worse in fact.

Thoughts?

Guess what? Horsham was just listed as one of the top places to live by CNN - yes, property taxes are on the rise and properties are just not selling. Nice place to live though, it's pretty uneventful (I've lived here for years) and the schools are great.

Hi, I live in Blue Bell which is about 20 minutes from Horsham. Blue Bell might not be in the direction from Horsham you want but you might want to consider it. It was named 14th best places to live by CNN Money Mag a couple years ago. People are shocked when they find out how much we pay in taxes here because it is known to be one of the wealthier nicer towns and we have much lower taxes than most around us. This is not an advertisement at all but my house is currently for sale at 569K and the property taxes are $3550 just to give you an idea.

I have to agree with Phillytoaustin, Blue Bell is nice, I didn't even know that about the property taxes, so there you go! I worked in Blue Bell for years, used to board my horse out there and was always around that area. Really nice, good schools and pretty quiet.

Thank you for the replies. The figures on property taxes are very helpful. More likely than not, I'll be paying less out there.
