Living suggestions while working in Malvern? (Phoenixville: home, neighborhood, income)

what about living in Malvern itself?? I was considered for a position over on Swedesford Road but my commute would be an hour & 45 minutes long one way from where I live and with pay at $17.50/hour not really feasible unless I were to sell and move down there. Something I've considered since jobs up here in NEPA for IT are extremely scarce and don't pay well enough for someone with my years of IT experience. My only needs/preferences are good medical close by since my wife is on dialysis 4X a week and pet friendly. Thanks in advance!!

Malvern is a "Main Line" town, which generally means it's a great but expensive place to live.

It sounds like you would rather find someplace that's more affordable but still a reasonable commute to Malvern. In that case, I would recommend Phoenixville; it's a up-and-coming town which is still a little rough around the edges, but that's where I would consider the best value currently.

But the Philly suburbs are HUGE and anything along the 202 or 422 corridor would be a decent commute, with housing prices generally getting cheaper as you get away from Philadelphia and the Main Line.

Thanks for that....if I were to move there I'm still not sure if I would rent or buy. Home ownership is nice but having lived it for 12 years it does get annoying. Even in the woods where I'm located since the little community where I am is on a dirt road and, of course, I happen to be at the top of the mountain!! I'll have to look up the home values down there and see. From what I can see on Google its still fairly close to Malvern. I did an 1-1/2 hour commute one way to work for 2-1/2 years with my wife on dialysis and I'm glad not to have to do that anymore. I'm no spring chicken anymore (59) so it was taking a toll on me both physically and mentally.

He said about 2K for rent is within his budget, no? Malvern has plenty of 2br rentals you can get for less than 2K. I'd personally suggest just living Malvern. You can look for a spot closer to the train, therefore your daily commutes will be very simple, and if you want to go into the city (or even say Bryn Mawr) for some entertainment, you can hop on the train and skip the headache of 76.

Phoenixville is indeed a C-D darling, and for good reason. You would probably like the area, just consider whether the commute time and lack of rail transit is really worth it.

If malvern is in the budget then why not? Short commute and good healthcare access.
Phoenixville is a great town and not really rough around the edges.

You may want to look into west of Malvern along US30. Highway 30 will give you the fastest access to Malvern. The further away from Malvern, the more rural it gets with pockets of suburban neighborhoods until you get to Lancaster.

So then, it would be very helpful for you to give some sort of budget for rental.

From what I can see, you said it needs to be pet friendly and accessible to dialysis. Not sure if you need to factor in your driving your wife to dialysis or if it is a service provided.
Anyway I am pretty sure dialysis and good medical care are not an issue in Malvern and Rt 30 environs. This is not an inexpensive area but it was good advice shared that if you go further along 30 it gets a bit less$$.
