I saw it a few years ago when I was in northeast...now back in south Philly,Pennsport actually,I'm sometimes finding flyers on our door as well as being approached asking if I want to sell the house. Is there something to this?...

They'll be happy to buy your house for significantly less than market value. If you need cash in a hurry...

This has been going on for a while. I get ~2-3 calls per week and frequently get fliers in the mail. They are just looking for people to take advantage of.

Seems like this type of activity is on the rise. I'm getting 3-4 calls a week.

Parasites looking to take advantage of people.

Maybe it's intrusive but it sounds like the product of a strong housing market.

What is legit? They will legit pay you less than the market price for your house, if you're hard up. If you can't pay your mortgage, or if you need cash in a hurry and can't wait for or can't qualify for a home equity loan. They're not gonna steal your house, they're just gonna take advantage of your hardship.

I find more of these signs/flyers/stickies in lower-income neighborhoods. As they're pretty common in the lower Northeast and Germantown too, I'm not sure they're sure-fire canaries in the coal mine of gentrification, but in some places, they might be.

As I probably mentioned before,I'm in Pennsport which is hardly lower income. They might also scan some site for change of owners etc and jump on those too...

They've been stepping up their activity specifically in Pennsport because this neighborhood is right on the bubble. There are still some opportunities to find long-time homeowners who are ready to leave and bought their house 35 years ago for like 10k. This is a quickly disappearing situation however and the home flippers know this. In three years or so, Pennsport will be at capacity and deals like the ones independent small-time flippers are pursing will no long exist.
