Looking to downsize and move near Philadelphia to an active community with a welcoming social scene. Thoughts?

Tbh, a fair amount of the time I consider Center City Philadelphia to be a 55+ community. I'm not being facetious. The people, who are now older adults, are the ones( in their younger days) who kept Philadelphia from dying altogether during our post-industrial era which we are still transitioning out of. These folks do not get enough credit for not all bailing to the suburbs. I'm an older adult so I identify with them.

Anyhow there are a bunch of 55+ communities in the area.

Look into Del Webb River Pointe retirement community in Ocean County, NJ. Near the ocean with much better weather than Philly and don't forget New Jersey's new tax exclusion for retirement income. Near both Philly and NYC.

There's Ovations at Elkview in West Grove. The homes look nice but the community isn't far from the mushroom farms.

There's gonna be a new one right on 11th and Chestnut. I'd be all over that if I was in the market for 55+.
