Oaks, PA
What's the closest area to Oaks that you can purchase a single family home (detached) for around $100K? I know this maybe a longshot, but hoping it's possible. It has to be a safe area, not to far from shopping.

I think the closest thing you'll find to Oaks with that kind of price range is in either Pottstown or Norristown (both in Montgomery County, no more than 10 miles away from Oaks). Real estate in the Oaks/King of Prussia/Limerick area is vastly in the 250-500K level, so homes at the price you're looking for aren't exactly abundant. Pottstown and Norristown sometimes get a bad rap as older industrial towns having gone through some decline, but there are certainly places within both communities with half-decent places to live -- with typically cheaper housing. Shopping is also abundant throughout the area, so that shouldn't necessarily be a concern. Here's a few listings of single-family homes in Pottstown for under 100K, just to give you an idea:

Duderino mentioned this already but he/she is right- Norristown might be worth looking into. King of Prussia mall is probably about 10 minutes or less from there and there are some nice areas.

I'm pretty sure you are not going to find that price on a single home, even in dumpy Norristown. I would look more towards Pottstown or at town homes, but honestly that kind of dough doesn't buy much anywhere these days. Better to rent a few years and save up/get to know the area then buy a house, the prices should be dropping for the next year or so...
