I'm just surprised at the lack of knowledge on this board of what has been happening in the region that you live. You actually should feel good about it. I prefer NJ, you prefer PA, that's fine and dandy, no issues.

I'm not disagreeing here: where do we find such information? I don't read the Courier Post on a regular basis. Do you read the Inquirer? Does the Inquirer talk about SJ being a bastion of job creation?

Yes, I actually used to subscribe to the PBJ.

You know, you really don't have to prove anything to anyone on these boards. You don't need to start out swinging all the time. I've never seen, heard, or read anything that implies that SJ will take over as the "center" of the Philly Metro Area. It's good to have civic pride, but let's not get crazy.

The best in South Jersey was Gloucester 10.3%

Avg. Household income in Chester County $70,000
Avg Household income in Gloucester County $59,000


This kind of puts things in perspective.

Moorestown NJ
population- 19,000
per capita income-$42,154
household income-$78,826

Lower Merion Pa.
population 60,000
per capita income $55,526
Avg Household Income-$86,373

Radnor Township Pa. adjacent to LM
population -31,000
per capita income $41,297
household income-$74,986

Gladwyne Pa.
population -5,000
per capita income-$90,940
Avg Household income- $159,906

And it just keeps going and going until you hit Downingtown.

Yeah, average household income in Moorestown is $78K, that makes sense. Try accuracy first. Wake up, already, common sense should prevail.

Show me ONE house in PA that is more expensive than SJ including property taxes.

You really have to wake up dude.

Comparable homes:

Gladwyne 4 bed, 2.5 baths, 50 years old, $564,000, 1 acre lot

Single Family Home - 1601 Winston Rd, Gladwyne, PA, 19035 - Realtor.com

Cherry Hill, 4 bedroom, 2.5 baths, 35 years old, $550,000, 0.38 acre lot.

Prudential Fox and Roach - Home Search / Property Profile

TAXES $10,700.

Your claims are just baseless. I would not argue Gloucester County is just as expensive as the best areas of PA because you will get more house for the money, though taxes are rising quickly down there, but housing costs in SNJ are simply pricing more people out of suitable 4 bedroom housing than the PA burbs, including the main line.
