change of plans -- now I need KOP-related info (Chester: real estate, property taxes)

I was thinking Abington was the neighborhood I was going to end up, but now it looks like my job will be in King of Prussia instead of downtown.

So... where should I be looking for a city/town:

-- with good schools
-- decent commute to KOP area
-- Single family housing for $180-$240k for decent house (I don't need 3,000 Sq Ft, but at least 1200 or so)
-- property taxes maybe between $3-$4k
-- a nice, walkable downtown would be great

Any suggestions?

That's an awfully low price range to be looking for. You might find a twin in the Norristown School District for that price. Unfortunately, that's not a very good school district. You could also look into Bridgeport, where you might be able to find a twin or a rowhome for that price. Bridgeport is part of the Upper Merion School District, which is pretty good. Do a search for these towns, as they are all relatively close to KOP and are in good school districts:

Bridgeport
King of Prussia
Conshohocken
Plymouth Meeting
Blue Bell
Lafayette Hill

KOP is part of Upper merion Township so you might want to look into info concerning Upper merion.

West Chester might be your best for walkable town but you are probably looking at a ,twin or duplex. West Goshen might have a few older single family homes in your price range, only 5 minutes from downtown West Chester.

Downingtown/Exton/Chester Springs are a couple more options but I dont think you want to go much farther than that with $4-$5 gas. Given the housing situation you might be able to find a bargain and get a fairly new carriage house or townhouse out in beautiful Chester Springs.

Collegeville was recently designated "best bang for the school buck" by a real estate web site...I would suggest you look there as well...

You could also try the Broomall/Newtown Sq. area in Delco. No walkable town area & a bit more of a commute, but you might find more home options in your price range. Schools are good.

I think I had mentioned Springfield, Delco a while ago...but I'll mention it again...you could get a decent house for the money and the schools are good....
