I live in penndel. Penndel is nice my house is worth $290000.00, I dont know how much your looking to spend. Washington Crossing,Makefield,Newtown are nicer but your going to spend alot more. Forget Morrisville! TRENTON NJ is way to close. Levittown ( falls township) is nice. bristol noway, bensalem noway, Langhorne is nice, Yardley is nice but has some bad areas.

Craigslist is definitely the ticket, but I would come to Yardley and drive around. There were "for rent" signs out at a couple of modest but charming homes right along Main St within the past few weeks. Poke around. Part of the beauty of Yardley is that there are all types of housing...from tiny cottages to true mansions.
I would not rule out any towns in Lower Bucks, but you will find that there is something special about Yardley.

yeah, really. If Falls = good and Yardley = hit or miss I think the labels on my map might be backwards

Yardley in general consists of "good" areas and "very nice" areas. Don't know of any "bad" areas.

Except for one: there is a shabby looking apartment complex on River Road, where people have ugly lawn chairs and lawn ornaments outside. But they still have a lovely river view!

That apt complex is older, but it is hardly a bad area. Seems to attract young couples and families, and has always looked to me like a fun place to live. And you are right about that river view - awesome!
