Tax wise Yardley is a great alternative to Mercer county (or anywhere in NJ).
Simply a wonderful place to live and raise kids.

Just avoid the area between the canal and the river. That's the part that floods.
A poster above noted that there was no flooding on a day with intense rain but that's not what causes the flooding in Yardley.
The spring thaw on the Delaware river is the issue. It used to flood once every 30 years.
Now its annual and in one bad year - more than once.
Everything Main street and above is totally fine. No need for flood insurance.

Hopewell is an easy commute and worth it since your tax bill will 50% less or more (vs. NJ)
