Oh yeah the power plant. If you're seriously too scared to live near there, well I can't help you.

Collegeville is not a GREAT college town, but certainly is a college town. When the college is at the heart of it and there are students everywhere...well that's what I assume the OP is trying to avoid.

I am not so much scared as I find it aesthetically offensive...kind of like living close to high tension power lines and train tracks - they may or may not be dangerous but they are definitely unsightly and have an impact on home values...

It is sheer madness to work in King Of Prussia and live anywhere up and down 422. I know. I am doing it everyday. Pottstown? please. Collegetown is home to Ursinus but Ursinus is so small it doesn't even matter. You can certainly get an apartment for $750/mo in KOP. Try Kingswood or Gulph Mills Village. You can cheaper ones in Bridgeport but not a good area. Traffic on 202 isn't that bad. It might be slow but it is always moving, and that is only between Henderson Rd and the Mall.

My area sounds like what you're looking for. I live in Gilbertsville, PA. The commute to King of Prussia is about 30 minutes... rush hour can be 15-20 minutes more at prime times. It's a small-town community. Everyone goes to the Boyertown High School football games and our Legion Baseball team is known nationwide!

I agree with suggestions to look around Gilbertsville or Boyertown. However, you will sit in traffic on 422 everyday, and your commute will likely be around 45 minutes. There's also lots of traffic on Route 100 which takes you from 422 to places like Gilbertsville and Boyertown. However, once you turn off 100, there's lots of country. Actually, if you really want country, do a googlemap of Pottstown, find the Coventry Mall, right off 422 and 100, and then look about 1-2 miles west of the mall. It's cornfields.

Ok so the OP said he/she was looking for RURAL. That's not KOP. And when I said Pottstown, did you miss the part about me specifying East Coventry or East Vincent? Not Pottstown at all, except for the mailing address, and not at all a dump. My friend lives in a GORGEOUS new development, beautiful 4000 ft2 home with a huge yard and farms all around. You can't see the cooling towers from her house because of all the woods around, but of course if you drive into town (Linfield is closest) well then it's right there. But of course as everyone has mentioned, you will sit in traffic on 422 to KOP. Gilbertsville and Boyertown are similar areas but I think slightly further out.

My brother lives in Norristown, not in the condensed area of Norristown but out closer to Eagleville and it's a pretty nice area and within 10 mins of KOP (longer during traffic though). He lives in a development right off S Tooper Road. I'd suggest that area/Eagleville but I have a feeling it's too expensive for you. You're definitely going to have to sacrifice at least one of your 3 requirements.

My suggestion is that even if you have to resort to living in an apartment in a crowded area that you don't like, don't forget that Valley Forge National Park is right next door! Spend a lot of time there, especially in the spring and summer.

Thanks for all the tips everyone. I have until the end of next week to send a decision back on this job. Maybe I'll take a drive to KOP and surrounding areas this weekend.
