As someone who pays a bi-annual subscription fee to the MLS I'm quite familiar with what properties are available in 19123 and what they go for.

Well I think some of the undesirables got 'gentrified' into south philly b/c it seems to have been getting increasingly violent over the last couple of years.

And I hope I don't need to explain that the MLS means bupkis.
I'm telling you doctors and lawyers have bought homes there, so how can you say that these types of professionals don't move to this area?
Seems that one of us is incorrect and it's not me.

northern liberties and fishtown are still very dangerous places, especially after dark. and well fishtown has an extremely pro-white lower class racist situation for decades now, which hasnt changed. thats a fact. no one here has to like it.
basicly, you take rundown areas, add a few grad students who are willing to pay 2 grand for a 2 bedroom apartment/condo that was just built....these neighborhoods you mention havent changed b/c the original people were not wiped out, just taken off a few blocks for condos to go up. those neighborhoods do not even really nor genuinely cater to the new people to move in...they just kinda tolerate the new people and maybe make a buck or two off of them
fishtown became 4 years ago NL, which was kinda replaces by south philly becoming the last hot spot. this raised the rent in each section because people jumped on it...since they are yesterdays news, the prices should drop sooner than you think

Trust us we don't  So how is Fishtown dangerous? It may be dangerous [i]looking much like many of the neighborhoods northeast of center city...but how much actual crime is reported there?

Good guesses,and I would have to go with #2 
I lived in south philly for a couple of years and now Bridesburg...that mysterious place next to Port Richmond
