Default areas of Glenside/Abington to avoid?

As I look at real estate in the Glenside/western Abington areas -- are there more desirable areas of Glenside/Abington, other than the east side of 611 (I'm seeing some $800k-$1million houses over there)?

I've been told to stay within the Copper Beech Elem. district, and north of 73/Church Rd. Is this true? Any other tidbits to suggest?

If you want to be in the Abington part of Glenside, you will need to stay north of Mt. Carmel Ave. The neighborhood between Mt. Carmel and Keswick, especially to the west of Easton Rd., has some beautiful housing. Also, look at the Glenside Gardens section, which is north of Keswick and east of Easton. I believe all are within Copper Beech boundaries.

You should look into Roslyn. It's a solid, middle-class predominantly white neighborhood albeit with a preponderance of ranch homes. You'll probably feed into the Roslyn Elementary School. In the northern part of Roslyn near Crestmont, your kids may be assigned to Willow Hill.

Ardsley is a working/middle-class white neighborhood as well. I believe that both Ardsley and Glenside (and maybe North Hills?) are served by Copper Beach.

Crestmont is a black neighborhood whose residents could be anywhere from lower to middle class. It does abut the Willow Grove Mall. It has a longstanding negative reputation but if you're ambivalent or comfortable with the citizens there, you shouldn't have any problems. That said, I would avoid socializing at the Crestmont Country Club bar.

Willow Grove Park is your typical mall. I would take the same precautions that one would take at any similar place.

If you're comfortable with housing stock that's generally older than most of Generation X, then you'll probably find a nice home in those parts of Abington.

800-1million? I know they exist, but I know plenty of people who live in Abington/Glenside area who did NOT pay that much nor did any of their neighbors. In Glenside, I would probably just avoid the North Hills section. There are some areas that probably aren't too bad, but it's difficult to explain on this forum. I agree with the Keswick area being very nice and walkable. Also, some areas on Edge Hill Rd are nice as are Tyson and Bradfield Rd(behind the Burger King on Easton Rd). Not particularly upper-class, but I think solid homes and hard working people. Behind Abington Hospital are some lovely homes, probably closer to the 400k-700k price range. Also there is a small area called Brentwood Manor behind the Target that is a very well kept neighborhood. Homes there range from about 350k-500k. There's also a section of Glenside which is in Wyndmoor and that is Springfield township. In general, Wyndmoor is great. Also, there is a section of Glenside that runs into Cheltenham township, that area of Glenside is also quite nice, but the taxes are high. I lived on Mt Carmel Ave in Glenside, and the people were nice and the homes older and well kept. I liked living there and wouldn't rule it out for the future.

Someone recommended Roslyn. Some areas you will probably like, closer to the elementary school on Susquehanna. Beware, much of this area is near or in a flood zone. I lived in Roslyn as a child and I remember our neighbors constantly having flooded basements. There's an area of Roslyn that's not too hot closer to Crestmont BUT I have to say...it's not terrible. I know people who live in Crestmont and they're not living in fear. There are parts of Willow Grove that are perfectly fine(check out between Fitwatertown Rd and Welsh Rd and all along Fiztertown rd between Moreland and Easton; also off of Old York Rd streets like Inman Terrace,etc. these areas are positively cute)

Is Glenside/Abington in general a good area for a young family (low 30's, 2-year old at home)?

Do you think I could get a decent 3-bedroom house for $250k or so?

to both of your questions, yes, but you're going to spend more like 300-350. to your first question, i think its more of an issue of will it meet your needs in various ways and do you fit in. its a different and random vibe up that way. message me and we can go into it

Most definitely. It's an older bedroom community where you can walk to a lot of places, depending on where you live. You should be able to bond with a lot of young families.

I'm a bit out of the loop on pricing but I'd think that would be within the realm of possibility. It may help if you're comfortable with a rancher or a little bit of TLC needed.
