Default Ambler

after my failed attempt to afford Glenside (trying to get a 1800+ sq foot house with those taxes have proved to be too pricey) I am now looking at a house just outside Ambler borough. It's technical in Whitpain Township just a mile or so away from "downtown" Ambler.

What are people's thoughts on Ambler? From what I have been told, it seems that Blue Bell/Whitpain Township is much-desired with many huge (pricy) homes. Is it a snooty area?

What about downtown Ambler? Is it active? safe?

We have a child that would be enrolled at Shady Grove Elem. Good school?

How is traffic/congestion?

Any other information you can provide is very appreciated.

Nice, safe town with a great school system. You're going to have snobs in any suburban town so just ignore them. Route 73 can be an adventure during rush hour but overall the traffic isn't too bad. Good luck.

The Philadelphia metro home prices are forecasted to drop 10.9% by 3Q 2010. Or simply, roll back prices to 2004 (April to be exact) and that is what you should be paying. I would not pay more as you will lose that equity and this time next year your will already be upside down - a bad place to be should you need to sell for any unforseen reason.

We lived near Ambler for ten years...there was nothing we did not like about that area.
