Default King of Prussia

I'm trying to decide where to move/work.

How would you rate King of Prussia? Also is this considered part of Philly?

Thanks

Gus,

KoP is not part of Philly, but it's not too far from Philly. I'm sure you're aware that the largest mall in the U.S., the King of Prussia Mall is there.

Gus,

The homes and apartments in the area are somewhat pricey. KOP is a separate town; 19406. Good luck with your search.

I work in KOP. Plenty of companies here, lots of restaurants to choose from at lunch.

the good thing about working in KOP is the multiple highway access. The bad thing about working in KOP is that those highway are usually clogged.

King of Prussia is part of the metro but it is definitely far from the city.

King of Prussia is arguably the job engine of the metro. The confluence of highways attracted many businesses as well as the "twin tower" mall complex. However, IMO there's no "there" there; it's more like a "state of mind' (or business address) than a residential town. Sure, there may be some restaurants and watering holes scattered about but the mall area isn't the "lifestyle town center" model that's become popular in other metros. If you like using transit, you will find that there is no convenient rail service within a few miles of the mall and other job centers; bus coverage can be spotty and get caught up in the rest of the traffic. Yes, bringing direct rail service to KOP has been discussed; no, it will not happen anytime soon, especially with current events.

If you like to go out, Conshohocken may be an option to consider. Its socializing spots are more concentrated and it's a relatively short commute up to King of Prussia.

Gus,
I'd rate it low. It is a congested mess and PA roads are terrible, most need repair, have no signage and/or have single lane traffic in each direction. KOP is not a desirable place to live IMO.

KOP has luxury apartments but I think Conshohocken does now as well. Unless you want close proximity the the malls and western PA, and work right there, I'd look elsewhere.

Have you ever been to KOP? Its at a junction of 76, 202,422 and 2 miles from 476. There are traffic signs everywhere. This isnt South Jersey where you can carve up insignifcant farmland and build 10 lane highways . The area around KOP is among the most historic real estate in the country. Super expressways are frowned upon here for good reason.

76 has 6 lanes,202 (Dekalb Pike) has 6 lanes,422 has 6 lanes,Gulph Road 4 lanes.

The area is congested because its a regional destination and draws a ton of people unlike Cherry Hill which is a local destination.

Pleasant Grove Indiana is sterile. King of Prussia Mall is surrounded by national history. Valley Forge to the N + Gulph Mills to the S are historical icons. The Main Line is to the immediate East and Blue Bell + Norristown for better or worse are anything but blah.

The Mall itself is almost unparralleled and the area is a burgeoning corporate market. Before the recession set in The Village at Valley Forge(across Gulph Road from the Mall) started groundbreaking for a project that would have brought 3,000 -urban designed- housing units, another million square ft of retail and a major hotel + conference center. The project has understandably slowed but is still moving along slowly.
