Default Advice on the Rental Property

Can someone please comment on the following rental property, neighborhood safety, schools in this area, daily commute to Ridley Park, and pros and cons of living in DE and working in PA?

Should be a safe enough area. Commute will be about 30 minutes. I personally hate Delaware and the schools are nothing to write home about. You can certainly do the commute and live in DE, it's just not much of a place to live, in my opinion. I-95 can get backed up going northbound so the morning commute may take a bit longer.
