Default Philly real estate opinions needed

Hi I am a Penn employee thinking about buying a recent newly built condo in West Philly. The newly built condo unit I am looking at is around 950 sq ft and comes with garaged parking with offer price of around $316K. Along with it, the condo fees is around $190/month with 10 year tax abatement of $60/year.

I am just wondering if people can help me with the following questions:

1) What are the typical West Philly market value trends?

2) Is the price that I listed for this condo unit too pricey for West Philly?

3) Hows the market for buyers right now in the West Philly area?

West Philly cover a wide area. The price depends on where the building is located - generally, the closer to Center City the better.
