Default New Homes in Bucks or Montgomery Counties?

I am sooo confused. I have been reading the blogs and have no idea which neighborhoods to consider. Looking for new construction from $350K-$450K within reasonable commuting distance from Center City PA. I don't like Chester County (too much of a hick town atmosphere) I am originally from NYC now living near Richmond VA. Want good schools for the kids and decent restaurants and shopping nearby. Also not interested in run down crime ridden areas or living near the nuclear plant in Limerick.

What towns should we consider? Any feedback would be greatly appreciated.

I live in North Wales, Pa. Try Upper Gwyned and Lower Gwyned. I like Warrington,PA the best. Great homes and Scools. There are tons of New Construction in Warrington and lots of shopping. They have really expanded in the past few years. DO NOT look in Pottstown or Norristown. Run down crime ridden areas. The first two towns I gave you are in Montgomery County and Warrington is in Bucks County. You cant go wrong here.

The best schools and some of the better towns are located right at the junction of northern Delaware County, eastern Chester county and southwest Montgomery County. There is a bullseye near Villanova, Gladwyne,Radnor,Berwyn which is ultra wealthy. New construction starts at $1.5 M on up but the surrounding areas are very nice and somewhat affordable.

I would suggest towns like Newtown Square,Media,Upper Providence,Garnet Valley area in Delaware County.

Plymouth Meeting,Lafayette Hill,Fort Washington,Flourtown,Springfield Township,East Norriton,Gulph Mills,Upper Merion,King of Prussia,Valley Forge,West Conshohocken in Montgomery County.

Wayne,Chesterbrooke,Paoli,Devon, Tredyffrin,Malvern,West Chester,Exton in Chester County.

If you look at a map, you don't want to go too far west of Rt 202 or too far north of RT 76 if you don't like the country setting.

If I had to give you an intersection to branch off of and explore it would be Rt 30 + Rt 476

Just out of curiousity, to which part of Chester County are you referring? I mean, moving north from central Virginia, you're bound to find less hicks anywhere. Seriously though, you're going to find some rural areas in ChesCo, but please don't take that as the only criterion necessary in deeming the entire county as a "hick town." A lot of the nicest towns, greatest schools, and most affluent people Pennsylvania has to offer reside in Chester County:

- West Chester
- Exton
- Chadds Ford
- Royersford
- Malvern
- Coventry

I just wouldn't want you to unknowingly deprive yourself of a good opportunity. Good luck!
