What about Francisville? Has anyone heard anything about this area?

I am looking to buy and I've been seeing quite alot of rehabbing going on around the 19th and girard down to fairmount areas?

Is this area safe? I know it is very accessible to public transportation!

This area to me is ripe for development. there are large areas even over closer to broad that could be developed with cohesion and larger scale similar to what happened in No Libs. This if the economy gets better this area with access to the BS subway and CC could really take off

Tough one. There are several "next hot neighborhoods"

I would say:

Fishtown
Kensington
Point Breeze/ Newbold
Germantown
Francisville
Spring Arts

I would like to see Point Breeze/Newbold be the next "it" neighborhood. That would really help put the cap on the extra solid core, from past the river west (46th perhaps? to the Delaware, and from the south to Girard.

West Philadelphia is nice passed 46th street. If you are south of Chestnut, it is nice until 50th or 52nd

I've personally found the line of gentrification currently extends at a rough diagonal from 40th and Market to 50th and Baltimore.

in north philly the bigger picture is having good neighborhoods from temple down on into center city. it's not all that far off west of broad.
