Looking for Good Area in Philly to Start a Family with a Neighborhood Feel
Hi everyone,
My fiance and I are looking to buy and want to find an area that's affordable (homes under $250K, $200K is even better), with a really good neighborhood feel. Any ideas for where we can find an area that's ideal for young families (we're in our early 30's)? I've passed through Torresdale and it seemed really nice but I dont know much about it. Any thoughts and perspective would me much appreciated.

If you actually want to be in the city I would recommend South Philly areas of Passyunk Square and East Passyunk Crossing as well as Bella Vista. These areas have seen a huge influx of young families recently. Bella Vista is a bit pricier but in the Passyunk areas you can definitely buy between 200-250k

Thanks! I just read another thread saying that NE Philly isn't really all that great, given that would you reccomend Torresdale or South Philly? We're pretty open right now, I'd love to have a house with a yard but I'll forgo it if it means a better neighborhood and good neighbors. If you have any other neighborhoods/suggestions I'd be open to them too. Thanks again!

If you like the urban feel I would recommend Newbold South and the St. Monica's areas-south of Passyunk; north of Oregon Ave; west of Broad and east of 18th St. Those two neighborhoods were historically Italian with some Irish but young professional families are on the increase. They are decent , pretty safe and are within your price range

In south philly I would look at the 19147 zip code. That zip code contains all the South philly areas I would recommend. If you are looking for a more "up and coming" neighborhood I would look at west of broad. Otherwise I would stay east of broad despite the lure of lower prices on the other side.

East Passyunk Crossing, which you mentioned up thread, is in 19148.

That's woefully uninformed. South of Snyder Ave. the neighborhoods west of Broad St. are far nicer than their east of Broad counterparts. Girard Estate is easily the nicest neighborhood in South Philly . . . and all those new construction condos south of Packer Ave. are on the west side of Broad St.
The price differential is far more complicated than east/west. You can find $500k townhomes on either side of Broad and you can find the same $50k shells on either side of Broad.

No matter where u move in Philly your cost of living is going to go up. Just keep that in mind.
