Default Advice for building a home in a suburb of Philadelphia

Hello!

I am new to this blog so forgive me for being a rookie. I am hoping to gather information, advice, thoughts and ideas on building a home on some land near Chadds Ford.

It would be a basic, small colonial, 3 bdrm 2.5 bath, what can I expect as to pay a builder for basic home such as this?

Really there is not enough info to even give a ball park. What square footage, basement or crawl space? Level of finishes (granite, stainless steel?) Carpet, tile or hardwood?

What site improvements are needed?

I would roughly say expect to pay around $130 square foot for basic builders grade no frills home, based on my experience of having homes built for me, but I am not a builder and others may be able to help more.

Whatever you do trust me, file a mechanics lien waiver in the court house before you build. Without this if the builder does not pay for supplies or help he obtains, you do.
