I was wondering if you feel that Lower Bucks (basically everything south of Rt1) will eventually decline the same way NE Philly is declining?

if you mean east of Route 1 - then yes, i think it has/will. I'd also put Feasterville in there as well. I'm eager to see next year's census data so we can compare the last 30 years of data.

I basically mean draw a line paralell to US Route 1 and everything below it to the delaware river (Bristol, Bensalem, Falls, Lower Middletown twps)

I don't see the Middletown Township portion declining. Business and homeowners there continue to invest in their property, remodeling and updating like crazy. Bristol Township may continue the slide because of it's bad reputation. No one wants to live there. Bristol Boro seems to be very stable however as does Bensalem. Because these areas are convenient to Center City and still reasonably priced, they may keep gentrifying the same way that the far Northeast ( like Toresdale) has with expensive housing filling in all the ermpty places. Actually this has already happened in Middletown and Bensalem.

Unfortunately I believe it will. The decline that is currently troubling the lower Northeast will eventually creep up towards the far Northeast and eventually in lower Bucks Co. The housing stock mostly built in the 1950s and 1960s is very bland IMO and I do not think they age as gracefully as some of the older houses. Also the gentrification happening in Fishtown, East Kensington and somewhat in Port Richmond will push ne'er-do-wells to the north.
