Where are some walkable pedestrian-friendly suburbs of Philadelphia (with reasonable cost)? Thinking of 2bdrm or 3bdrm houses or even rowhouse style...for under 250K? (If that is reasonable?)

How close to the city do you need to be? What features/amenities are you looking for?

I should probably rephrase my question or begin again.

Actually, I'm frequently on the Pittsburgh boards, and in love with that city. It is also very low cost for housing there.

Philadelphia is also intriguing...but seems like it is certainly more expensive, but I'm trying to guage how much more expensive. It seems to be much less than say Washington DC and New York City and Boston as well, I believe.

Curious how it compares with Providence though...

Additionally, Philadelphia seems to have amazing neighborhoods (i.e. insanely expensive) and ghetto/unsafe (i.e. reasonable). I guess I am wondering if there are safe areas that are not insanely expensive. Additionally, I've lived in many unsafe areas, but these days I have a wife and kid - so safe enough for them.

Also, I don't traditionally have any interest in suburbs, but found that Pittsburgh's suburbs are very urban-like, so I'm thinking Philadelphia might be similar - and might get those lower prices plus safety concerns met. If it's in the city limits, that would be even better.

Lastly, I'm not actually moving to Philadelphia, but I am curious about it...and trying to decipher if it would even be a consideration or to just write it off completely.

Conshohocken is an option and there is also Gloucester City NJ just right off the Walt Whitman bridge. but it seems it is a tad bit on the gritty side. Norristown Borough is very urban and walkable but unfortunately it is sketchy in many parts. Downtown Willow Grove( it has a pretty big mall) and its surrounding neighborhoods are also walkable and urban but the more further you get away from the center part , the more suburban and car centric it gets. Narberth and Ardmore and many towns in Delaware County are urban and walkable especially Upper Darby( some parts okay, some parts not) but some of the towns are declining ( definitely avoid Chester- that has been bad for the last 50 years) while others remain decent.

East Falls, Manayunk, and Roxborough, are great areas where you can walk to everything and are reasonably priced. There are many 3 bedroom houses for under $250k. They are also some of the safest areas of the city. They are on the outskirts of Philadelphia and about a 15 minute drive into Center City.

Check out Drexel Hill - the schools are in decline but still ok and you can find a walkable place, great public transportation and enough shopping to keep from owning a car if need be or you desire to. Drexel Park Gardens has row homes in close proximity to a good sized shopping center.
