Dear members,

Saw a property for sale in Gilbert. The seller described the lot as a "county island".

Can somebody tell me what exactly the "county island" is? To purchase a property on the CI, what's the advantage and disadvantage, please? Thx.

It means it is not actually within the town limits of the town of Gilbert (hasn't been annexed).

Differences with respect to county islands vary a bit; some of them still get some services provided directly by the city, others don't. The listing should tell you where the water, sewer, trash, fire, police service comes from; if it doesn't, call the listing realtor; or the seller if it is a for sale by owner (FSBO).

A while back, right after I got out of the military, I was seriously considering running for city council (of the suburb I lived in). Then I found out I was living on one of these "county islands". So much for that idea....

Purchasing in a county island means that many of the services that you require will be provided by the county (Police, water, streets), many county islands get their Fire protection from either a neighboring town or are served by Rural Metro (by separate subscription, about $750 a year). You need to investigate who the service providers are. Also, county zoning is much more liberal than the codes that most cities require.

If the home is not located in a subdivision (no public report), the law requires the owner to provide you an Affidavit of Disclosure that details all of the pertinent information regarding public services including easements and access. Ask the owner for it.

As always, I highly recommend you get a good Buyers Agent. Especially for a home in a county island. They will help you research the property.

I am not trying to discourage you, I live in a county island. I had a good builder and he took care of most issues. But, you will be surprised at the things you discover that have not been cared for by the county, I was.
