I love how that link calls Williams Airforce Base in Chandler, when it's actually in Mesa, and about 7-8 miles from Chandler's Eastern border. The "affected" are is nowhere near Chandler.

Maybe the gunk is oozing downhill to Chandler.

At any rate, having someone post such a detrimental, unsubstantiated claim about a city such as Goodyear is unacceptable.

The problems in the city of Goodyear are in the newspaper everyday. The overextention of the budget for a stadium which is not bringing in enough revenue. The toxic ground problem that they can't get rid of is something potentially affecting the drinking water for the entire community. The Arizona Republic recently had a story on this very problem. Moderator cut: not allowed

absolutely false

they had some budget issues as has pretty much every city in AZ (including the state) - but they are well funded and well equiped to deal with it

their two largest issues are annexation of land where a private developer was going to pay to service the existing residents (and went bankrupt - which led to the city taking on that responsibility)

the 2nd issue is the decline in the retail environment hurting projected revenues ..... the amount they were "supposed" to get from places like circuit city, mervyns and eventually the mall were very key to city planning ..... however, those revenue streams are unrealized at this time and some projects have been put on the backburner

as for infrastructure, that is just baseless - the infrastructure in goodyear is excellent - do you have any specific areas where it is lacking?

finally, there are superfund sites all over the metro - the one that generates from the old operations around the goodyear airport are in two plumes .... the south plume is widely contained and the wells that goodyear draws from are not effected at all

there is a north plume that is growing and there is some bickering between the cities and the owner of the site on how to best control it ... the EPA will be involved and it will be taken care of ...... however, if you are concerned about that northern plume you'd be best to advise people to avoid avondale, litchfield park and then goodyear in that order as the plume has more of a chance to impact their wells before goodyears

just because a superfund site originates in an area doesn't mean that is where the impact is going to be felt the most

also, you may want to point out that goodyear (and most of the SW valley) has above average soil conditions with only a few veins of expansive soils tested and shown ......... not like the area around anthem, cave creek, gilbert & mesa

Of course, your financial situation is extremley important in this. But if income is secure and the higher mortgage wouldn't be a large burden, then I think in a 10 year horizon you're o.k. to go with the $150k. I think the key is to focus on quality (construction, neighborhood, ammenities, location, schools) and get the right $150k property. Unfortunately, there are a lot more questions in this economy than answers so what is the better investment is not knowable. But unless things get really weird, there will be buyers for good homes.

No, EnicAZ, just like your 40% drop in home values, you are completely wrong about Goodyear, too. Why don't you drive out and visit the town and see for yourself?
