We are looking for a temporary home to rent for about 6 months until we can save up and move into the North Central Phoenix neighborhood.
A good family friend of our's neighbor is willing to give us a GREAT deal on a home over there, for it was the house she grew up when it was a nice neighborhood in the 70's, I'm assuming. She is stuck with it ever since her mother died a few years ago and has been allowing friend's to rent it out temporarily for a great deal until she can figure out what to do with it.

Do you think it's worth it?

I wouldn't take the chance. It's in the Maryvale district, which is known for being a rougher & less desirable area. Sure, the housing prices are generally on the cheap side, but there is a reason for that. Maryvale has always been on the "affordable" side ... but it is full of crime, drug houses, and gangs. So basically, you get what you pay for. Might be wiser to rent in the area (north central Phoenix) where you plan to live. I'm sure you'll pay a little more, but you still might be able to find some pretty good deals in a better area and feel safer.

There was a Phoenix crime map posted in a thread awhile back. The western Camelback corridor along the 40s, 50s and 60s had lots of red spots that indicated a high level of violent crime. You should ask the lady directly or cruise the area to see if you'd feel living there. It's seedy by Phoenix standards but if your from another metro area (like Chicago or Philly) it might not be all that bad.

I concur with Valley Native. Odds are good that there are at least 2 drop houses and 2 drug houses on the block. It is, in my opinion, the worst area of Phoenix.

It's an acceptable area. My sister has a house a few blocks away from there that she used to rent to my mom up until a month ago. I visited her there every weekend. Sure it's not the safest but I doubt you'll get murdered or assaulted while living there for only 6 months, we're not in we're not in Compton or Detroit.

Also, Maryvale neighborhood doesn't rank in the top 25 most dangerous in the country: 25 most dangerous neighborhoods 2010

So OP, if what you're after is a place not in the US 25 most dangerous, this might be for you.

I have to agree with this based on similar impressions when my mother in law lived in the area. It's not the best neighborhood but people who are not involved in crime or gang activities are not at any special risk, I don't think. It says a lot for how safe Phoenix is overall when people go all overboard about how dangerous Maryvale is. If that's the worst we've got we've got it pretty good crime-wise.

Terrible area, don't do it. Drug houses galore. People say you can keep to yourself, but I'm sure its fun going to the local gas station or grocery store, and running into these people. I guess its OK if you're looking to join MS-13. But don't take my advice, ask the police. They'll tell you the same.

The biggest thing you have to worry about there is home invasions, or burglaries. I sure wouldn't want to sleep with one eye open and jump up every time I hear the house creeck.

I would definetely recommend staying away from the Southwest side of the city. It is what most people consider the "dumpy" part of the Phoenix area. It is where the highest concentration of poverty and crime is.
