Does anyone have any numbers and/or opinions on this. I think many would tell you that home prices are down "about half" from their peaks, in PHX. What about rents? When did they peak? I'm thinking about 20% but haven't seen much data on the subject. 90% of the RE chat seems to be about sales/prices and not rents.

I would think that nice house rentals could be up. People need a place to go if they've lost a home. I have one inherited house near 32nd. and Osborn that makes a nice little income for me. I wish I knew where to get background checks done and write better contracts. I may see about a rental agent to handle the contacts with the tenant. He has more people staying there than the lease specifies. He won't take the irrigation like he's supposed to. He's not trashing the place, so I guess I should be happy.

You can afford to pay a management company without a mortgage. The tenants pay 45 to apply and they do the checks, and pay the city tax, and go to court.
