Planning on possibly moving to the Layton Lakes community (Shea home, new builds - on the "Gilbert" side of Lindsay...I'm told part of the community sits on Chandler and the other part on Gilbert).
Just wondering if anyone familiar with that area has comments either positive or negative (friendliness of the community, safety, noise levels, resale values, schools, etc). We have an 8 month old and planning on having a second child soon so we're definitely doing the whole "family community" thing.
My husband works in Gilbert so commute isn't an issue for us.

Nothing wrong with it. It's your typical "sprawl" community. Friendly enough i guess. Schools should be decent....most Gilbert schools are. There should be no issues with noise or safety either.

Resale is another matter altogether....it is Metro Phoenix after all, and most of this state isn't doing all the well on the resale front. Good news is that you're probably not paying that much for it anyway. At least not anything close to what you would've paid back when the market was overheated.

Desertdetroiter, yes I agree that we're buying for much less than what we would have paid a few years back.
We currently own in Morrison Ranch (bought here less than 2 years ago) and we're selling for right around what we paid for it....well, in reality we're selling for more but that's because we're getting extra $ due to the house having full solar system. Had it not had solar, our sale price would be similar to what we purchased at.
At any rate, I dont know if Morrison Ranch held it's value a little better than some other areas or not so that's why I was wondering about Layton Lakes...I presume if it's a fairly desirable area to live in then resale shouldnt be terribly difficult.
And I can only assume that we've hit the bottom of the market.....my guess is prices may stay where they're at for a while before inching back up slowly.

Layton Lakes is a pretty hot area. It's only 2 miles from the San Tan, has close proximity to both crossroads towne center and santan village/marketplace. The schools are actually chandler, not gilbert, which I've heard is even better.

Layton Lakes is a good area. You're right on the border of Chandler. You're near the Chandler airport but they are all light airplanes so noise is not a large factor there. Talk to some of the neighbors to learn more about neighborhood noise and they'll also tell you about the airport noise.

The schools in Gilbert and Chandler are all good.

I say to that area. We have lived in Gilbert for 1 year and I really like that whole area for all the reasons already listed. Layton Lakes was on HGTV's House Hunters a while back, it seems like a good investment.
