Family of three women looking for good area to live. Are there jobs for service workers ( grocery clerk, bank teller,LPN) to live on. Hoping to rent for under 700 0r buy around 30000. Are we crazy?

If you're looking for three bedrooms, those prices are a little low for the places I'd choose for myself - As for jobs, I'm an LPN and there are a few jobs- most aren't advertised, and about none are in hospitals - usually LTC or SNF's - get ready to be shocked by the patient load (20-30 per nurse).

I wouldn't buy anything without living here for a while - you don't know where you'll be working, and the valley is bigger than it looks on a map. Realistically, you'll all need your own cars - the valley isn't set-up well for those without cars.

rent rent rent rent rent rent rent - for at least 6-12 months before you buy.

I agree the $700/month rent for a 3 bedroom is going to be hard to find. Another factor will be where the ladies are employed. The odds of all finding a job within a reasonable commute are not high, IMHO.

And I agree with Zippyman's comment about all three ladies needing a car. You might be able to make it work with 2 cars for awhile, assuming that you can car pool to work or use public transportation.

We just moved to the valley and were struggling with the same decision--rent or buy a condo/townhouse. Just when we had decided to start looking for rentals we found a townhouse in the area we were looking for just $21000. It was a trustee sale for a 2 bedroom, 1 1/2 bath that we have only had to clean--everything else was in almost perfect condition, even the paint job inside. It isn't in a horrible neighborhood (at least I don't think so--the complex is much cleaner and better looking than some we looked at in the "nice" areas) and I have a 5 minute drive to work, 10 minutes to the daycare my girls are in.

I think we were extremely lucky to find it though, and I think our case is the exception rather than the rule.
