The foreclosure rate in that zipcode according to AZ central doesn't look very good to me.

On the other hand if you feel safe in that area, don't have school age kids and plan on staying for awhile maybe it wouldn't be a bad investment.

Did you compare with other developing neighbourhoods in phoenix. I did, and it isnt bad compared to them.

No kids here so thats not a concern for us. The scenery is beautiful....all the houses we looked at looked out over green fields and the southern mountains....i know in time the green fields will turn into developments but mountains are mountains regardless of where they are and the look pretty in laveen just as they look pretty in scottsdale. Every single area (tempe, mesa, chandler etc) we looked at also had crappy areas too....so i dont know why some people think just because they live in chandler they are getting away from all the crime.
I would personally rather be in a brand new home in laveen versus an old home in tempe. I dont want to have to deal with updating a 1960's-70's home and I don't like the architecture either.
Just because there are bad areas nearby (like every town we visited in phoenix) doesnt mean you have to drive through those areas to get to your house.
Seriously...everyone has their own idea of comfort and what they want and just because our idea doesnt match your idea doesnt mean we are nuts or have bad judgement. We are just different.....sheesh

No I only compared it to the zipcode I lived in, in Gilbert. 85236

I couldn't agree more. My husband and I just put a deposit on a home in Laveen over the weekend. We spent a lot of time there and fell in love with it. And it seems like other well-to-do people on here like it too. I told my husband over the weekend I feel like Laveen is a hidden gem in Phoenix. I really do love it there, and so do my friends who live there/are moving there. Based on the other people I saw come through and who were buying in my community, I feel like Laveen is going nowhere but up.

If you don't like the area, that's fine. I just get irked when people on here try to turn people away by saying all these horrible things about it, many of which arn't the full truth.

And to the original poster, we are buying right on the Laveen/Phoenix border. We fell in love with a community there and honestly I would say go with whichever one you like more. The steep HOA fee would turn me off a bit too. But seriously, they are only what a mile or so away from one another? If bad people will come to 35th they'll come to 47th as well. So I wouldn't choose based on the factor alone

Hi everyone,
I just wanted to add that we were in PHX the first week of July and we, too, loved Laveen. We didn't like the areas one must drive through to get to Laveen, but we appreciated the cleanliness and newness of Laveen itself. IF we end up moving there, we will keep Laveen on our list of possible cities. We also looked at Arrowhead Ranch, which we also liked, but the homes were a bit older and many needed updating and seemed to run about $75,000 more than Laveen (for the same type of house). We were looking around 51st/Baseline, if I remember correctly. I can certainly understand why people are attracted to Laveen. Also, it is remarkably close to the airport which is a big factor for us.

It's a relocation forum and some of us feel obligated to others know about the area.

I would want all the info I could get on an area before I moved there. The good the bad and ugly, all opinions welcome and then I would sort it all out. What's best for me is not best for everyone but I'm sure some others on this forum would agree with me not all. I'd rather pay 75,000 more for a home in Arrowhead and fix it up rather than live in Laveen. That's just me though.

I understand what you are saying. We were just discussing how much less a house would need to cost in Laveen compared to Arrowhead Ranch to make it a "good deal." I think these forums are great to get a variety opinions that are so useful in making a decision to move to an unknown area.

Where are you getting this data from? I would like to see how bad surprise is doing. Im sure prices are going down as i just bought a house there and i have bad luck hehe
