We have just returned from Phoenix. While there we visited many communities with the intention of purchasing a home when we go back in December. One area we particularly liked was Cactus Park in El Mirage, it was clean, newer homes & yards well looked after. However, I have begun researching El Mirage & it seems to have not a very good reputation. But the opinions are either dated 2006-9 or vague...e.g. stay away from El Mirage or not the best neighborhood El Mirage or not exactly desirable. What exactly is wrong with El Mirage? Hoping someone can give me not only more recent opinions of it but also the specifics of why it is good or not good. Thanks

The only Cactus Park that I know of is not in El Mirage. Can you give an address or a subdivision name?

Thanks for the info. I had already read this but only one was a 2011 comment & a lot can occur in 2-3 years. Did check again today & read the most recent one dated 10/24th/11

It is called Cactus Park Estates. Located in El Mirage between the crossroads of W Cactus & N Dysart & Sweetwater Dr....if that helps to pinpoint it. The houses were built in 2002.

Default Hoa

I WOULD LIKE TO KNOW IF PARQUE VERDE HAS HOA, IF NOT. WILL BE POSSIBLE ON FUTURE TIME CAN THIS NEIGHBOR GET HOA FEE. I HOPE NOT DEFENETLY.

PARQUE VERDE does not have an HOA. It is unlikely that they will form an HOA.

We checked out El Mirage out and ended up following the advice of those with more knowledge of the area....100% advised against buying there.

The houses are cheaper but that should also raise a flag right.
