The houses in San Tan Vally were at an amazing price, the location is safe, homes were newer--exactly what I was looking for. However, San Tan Valley is very remote and I am not sure how easy renting out a home would be there vs. a city closer to the center of the metro area. In planning for the worst case scenario (no renters) I am not sure if I want that monthly outlay (low mortgage plus taxes, insurance, utilities, homeowner association fees, home warranty/maintenance fees).
