We are thinking of buying a house in the golf course community of Bouganvilla also called Cottonfields. It is gated and only about15 -20 minutes from Downtown and prices for a home with a pool are about 120K positive and negative feedback would be appreciated thanks

I almost purchased a house in that development two and a half years ago. It was a bank owned resale. It was listed for $255,000 and our realtor thought that we could get it for $185, and we really loved the house! So we put in a bid at the $185 price and it was turned down as another buyer bid it at the listing price, and they did buy the house. We had just moved here from Washington state and did not know the area very well, but we thought that was a dream house and fell in love with it. We were so sad to lose it. Well we finally did buy a house in Gilbert. The house in Laveen is now listed at $135,000 and I feel like we really dodged a bullet! It was a great house but the resale value there was terrible. Richard thanks for the information on Cottonfields golf course area. Yes the prices have dropped a lot in the Laveen area. It seems that the golf properties
with a pool are a easy sell . At this point the Lender hasnt accepted our offer only the seller so we are in a holding pattern. We liked Gilbert and Chandler but couldnt see anything close for similar price. I felt the location in Cottonfields was
good since it is only 20 minutes from everything.. cheers greg

I think it's still true that you get what you pay for.....

and don't forget the location, location, location rule with real estate, too....

and many now feel you should buy a house to live in, not as an investment....

just some general observations to keep in mind as you look around....also, check very recent comps for very similar properties....visit the area at night and on weekends....is there neighborhood pride?....how many rentals are there nearby?....is the HOA in good shape?....

Hi Azdr,

we are purchasing this as a winter retreat from the Northwest and hope in the long term 10 years it will be worth more than purchase price while we enjoy it. The area seems very nice and great central location and crime stats seem to be within range. Dont know much about west Laveen and realize its a urban/rural mix which is ok. thanks for your help
