My husband and I would like to search for housing to buy in the Mesa/San Tan area and would like to be in one of the 55+ communities however we are only 51. Do we have to wait until one of us reaches 55 or can/do they ever bend the rules? We have 2 grown children that have moved out and we are searching for a 2 bdrm one level home for our seasonal use. Any ideas would be appreciated : )

There are several communities that require a minimum age of 50 for one person instead of the usual 55. There's a new community in Marana (the name has the word Dove in it) and maybe Robson Homes use those lower ages. Also check Vistancia at Power Ranch.

No, any good, reputable senior community will not bend or alter the rules. Would you really want them to? But remember - anyone of any age can buy the house. You just can't live in it until you meet the age requirements. You can, however, rent the home to someone that does meet the requirements.

Also keep in mind that if your grown kids ever find themselves in a position that they need to move back in with mom and dad, they will be limited to a short period of time, often a max of 60 days.

I know you said "Mesa/San Tan" but Sun Lakes is very close, just south of there. You only have to be 40 to live in one of the 5 communities. Check it out. Huge community; lots of clubs; nice golf; low HOA ( $100 month). Hope this helps.

Yes - Sun Lakes is Robson. Quite nice, IMHO.

Some communities (maybe all?) have a rule that if at least 80% of the residents are 55 or over, then they will consider letting younger people purchase. Trilogy at Power Ranch fits that scenario. You simply request an "Age Waiver" and, if it is approved, then you can purchase.

Here in Leisure World according to state law, one owner has to be at least 45. There is some math involved - I think the previous poster is right about the 80% of owners being above 55. I can find out more if you like. And you might consider renting for one season to make sure you like wherever you choose.

I agree, my mom lives in Sun Lakes and it is very nice. Country Club heaven!

Thank you all for your responses. It sure gives me something to go on for our next visit to AZ in Feb. We will be sure to check out Sun Lakes. It is an area we have not discovered yet. Thanks for your suggestions...its greatly appreciated : )
